Modern Methods of Construction

Test, learn, evolve.

We’re testing, learning, and sharing insights to deliver better homes, faster. Over the past year, we have significantly increased our delivery of the Modern Methods of Construction (MMC), with the first timber frame plots now completed.  

The move towards timber frame is driven by our ambition to better understand its environmental and operational impacts, improve build quality and consistency, and support the industry-wide skills shortage.  

Our current projects span a mix of our own house types as well as externally designed layouts, which allows us to test and learn across a diverse range of products. While we are still gathering performance data, early insights are promising.  

We remain committed to exploring the full potential of MMC in enhancing the sustainability, efficiency, and resilience of our homes and processes. Looking ahead, we plan to accelerate this transition further, with over 200 timber frame plots forecast for delivery in 2025/26.

Low Carbon Homes

Located off Dunston Road, this collection of 32 Low Carbon Homes is a landmark project in sustainable residential development. This was our first venture into Modern Methods of Construction, and the community, known as ‘360’, was conceived to demonstrate that low-carbon living can be both elegant and attainable.
