Strata Secures Planning Permission for 230 New Homes in Bolsover

Strata has secured planning permission for 230 new homes in Bolsover, Derbyshire, marking another significant milestone in the delivery of a major new residential community.

The development forms part of a wider joint venture alongside Persimmon Homes and Stancliffe Homes, which will deliver a total of 812 new homes on land allocated for development within the local plan.

With a gross development value of £57.5 million, the wider scheme will provide substantial investment into the local area and deliver a range of long-term community benefits. More than £4.3 million in Section 106 contributions will support local infrastructure improvements, including funding towards primary education and a new school, travel plan monitoring, and upgrades to the surrounding road network.

As part of the development, a new 3.6-hectare town park will be created, featuring a pond, landscaped amenity space, and walking routes for residents and the wider community to enjoy. Serviced land will also be provided for either an extra care facility or affordable housing, to be brought forward by Bolsover District Council.

A new spine road through the site will help ease long-standing pressure on existing infrastructure and improve connectivity across the area. Throughout construction, local labour will be prioritised wherever possible, helping to create employment opportunities within the region.

Strata will deliver its 230 homes across two parcels of the site, providing a mix of two, three and four-bedroom family homes. In line with the company’s sustainability strategy, the majority of properties will be delivered without gas connections, supporting lower carbon living and the transition towards more sustainable homes.

A public consultation on the proposals took place in October 2024, engaging with approximately 662 neighbouring residents. Feedback focused on areas including traffic, community infrastructure, wildlife and environmental considerations, all of which helped shape the final plans.

The site also benefits from strong transport connections and access to local amenities. Bus services are available from Marlpit Lane and Bolsover town centre, while Chesterfield railway station, located approximately 6.5 miles away, provides regular services to Sheffield, Derby, Leeds, Nottingham and London via the Midland Main Line.
